Now onboarding New York City hosts

List your property on LateKey. Fill tonight's vacancies.

LateKey is a same-day booking marketplace for ID-verified business travelers. They get a larger, apartment-style space for about the price of a hotel room, with the full hotel experience. You get short-notice demand from guests you can trust, on your rates and your availability.

Why hosts join

Same-day demand from guests you'd pick yourself.

Business travelers whose plans change at short notice need somewhere better than a standard hotel room. We send them to you.

Fill same-day vacancies

Reach travelers booking for tonight or up to 7 days out, right when your gaps appear.

ID-verified business travelers

Every guest passes a government ID and selfie check and is approved by our team before they can book.

You set rates and availability

You decide your nightly rates and which nights and units you open up. We never set your prices.

Non-refundable bookings

Bookings are non-refundable for travelers, so a same-day stay doesn't disappear at the last minute.

Damage deposit hold

A damage deposit hold is placed on the traveler's card for every stay.

Direct agreements

You sign a direct agreement with us, so the terms are clear and the relationship is real.

Legal stays only, starting with NYC Local Law 18

Every stay on LateKey must be legal under local short-term rental rules. In New York City, Local Law 18 restricts stays of under 30 nights in most private homes unless the host is registered with the city. We work with licensed hotels and hotel-exempt operators (including aparthotels) and with legally registered short-term rentals, and we review each property's legal status before it goes live.

Host FAQ

What hosts ask us.

What does it cost to list?

Nothing. LateKey is free for hosts during our launch: no listing fee and no host commission. See all fees.

Who sets the rates and availability?

You do. You decide your nightly rates and which nights and units you make available.

Who will be staying in my units?

Only verified business travelers. Every guest passes a government ID and selfie check and is approved manually by our team before they can book.

What happens if a guest cancels?

Bookings on LateKey are non-refundable for travelers.

How are my units protected?

Beyond guest verification, a damage deposit hold is placed on the traveler's card for every stay.

Is this compliant with NYC Local Law 18?

It has to be. Every stay on LateKey must be legal under local short-term rental rules. In New York City, Local Law 18 restricts stays of under 30 nights in most private homes unless the host is registered with the city, so we work with licensed hotels and hotel-exempt operators (including aparthotels) and with legally registered short-term rentals.

We review each property's legal status before it goes live, and every host signs a direct agreement with us.

Do you work with 30+ night corporate housing?

No. LateKey is built for same-day and short-notice stays of a night or a few, so it's a fit for aparthotels, all-suite and extended-stay hotels, serviced apartments and professionally run apartment-hotels, plus independent hosts who deliver hotel-quality stays and can legally take short stays.

How do agreements work?

Every host signs a direct agreement with us that covers how listings, bookings and payouts work.

Which cities are you taking hosts in?
